We build heavy-timber commercial pergolas, amenity pavilions, mail kiosks and community docks across the metroplex. This is different work than a backyard: stamped drawings, engineered footings, commercial load requirements, ADA clearances, inspections, and a schedule that is tied to somebody else's closing dates.
We work to your drawings or bring our own for engineer review, we coordinate with the concrete and landscape trades already on site, and we hit the date.

What we build for developments
Amenity center pergolas and shade structures. Pool pavilions. Cluster mailbox kiosks. Community docks, overlooks and boardwalks. Trail shelters and monument structures. Anything in heavy timber or in framing with a finished exposed structure.
The mail kiosk in our gallery is a good example of why detail matters at this scale: it is a small structure, and every resident in that community walks up to it three times a week and looks at it up close.

Schedule and coordination
Amenity structures live at the end of a long chain — concrete has to be poured, utilities have to be in, landscape follows behind us. We plan around that instead of showing up and finding the pad is not ready.
You get a superintendent contact who answers the phone, a build sequence in writing, and lumber ordered ahead so a delivery delay does not become a schedule delay.

Built for public use
Public-use structures carry loads a backyard pergola never will, and they get inspected accordingly. Guardrail heights, ADA approach and clearances, corrosion-rated fasteners, and finishes that survive maintenance crews rather than homeowners.
We carry commercial insurance and can provide certificates, W-9 and lien waivers on your standard forms.

How a project actually goes
No mystery, no moving target. Here is exactly what happens from the first phone call to the last sweep of the driveway.
We walk your yard
Nathan comes out, looks at the space, and asks what you actually want to do out there. Where the sun lands at four in the afternoon, where the gas and power are, what the HOA will allow. No sales pitch, no pressure, no charge.
A real design, not a guess
You get a drawing with dimensions, material specs and stain colors — enough to see it before it exists and enough to hand to an HOA architectural committee.
One number, in writing
An itemized, fixed bid. Everything that is included is on the page. If something genuinely changes, we tell you before we do it, not after. No change-order games.
Permits and inspections
We pull the city permit, schedule the inspections, and handle the HOA submittal packet. You do not chase paperwork.
We build it and we clean up
A start date you can plan around, a crew that shows up when we say, and a site that gets swept every evening. When we hand it over, it is finished — stained, sealed, and ready.
Common Questions
About commercial structures.
Do you work from our engineered drawings?
Yes. Send them and we will bid from them. If you do not have drawings yet, we can design the structure and route it through an engineer for a stamp as part of the project.
Can you hit an amenity opening date?
That is most of why developers call us. We build the sequence backward from your date, order lumber ahead, and coordinate with the concrete and landscape crews so we are not waiting on a pad that is not ready. If a date is not achievable we tell you during the bid, not in month three.
Are you insured for commercial work?
Yes, and we provide certificates of insurance, W-9s and lien waivers on your standard forms as a matter of course.
