Slope is a design opportunity, not a problem
A fair number of Keller backyards fall away from the house, and that is the single most common reason people assume they cannot build. They can. We step the footings, set posts to a level plane, and route drainage around the structure rather than under it.
A sloped lot often produces the better result, because it lifts the structure up where the view is and creates natural separation between the house and the destination. Some of the most satisfying pavilions we have built are on ground somebody else called unbuildable.
Building under an existing canopy
Keller's post oaks are a real asset and the city has a tree ordinance that reflects it. Working under an established canopy means less brutal direct sun than a bare Frisco lot — but it also means constant leaf and acorn litter, and moisture that lingers on a shaded roof.
Under heavy canopy we favor metal roofing or a steeper pitch so debris sheds instead of composting on your roof, and we spec finishes that hold up to sustained damp shade rather than assuming everything here bakes dry.
Sandy loam over limestone
Keller sits in the Western Cross Timbers, which generally means sandier soil over limestone rather than the heavy expansive clay of Collin County. That soil behaves better seasonally, though shallow rock can make pier drilling slower and more expensive in spots.
We probe before we bid where the topography suggests rock is close, so the drilling cost is in the number you sign rather than in a change order.
