Half-acre and full-acre lots change the design conversation completely. On a tight lot the argument is always about what will fit. In Timarron, Clariden Ranch or Shady Oaks the question is where a freestanding structure belongs — because it can go almost anywhere, and where it goes decides whether it feels like a destination or an obstacle.
We spend real time on siting here: where the afternoon shadow actually falls, what you see from the kitchen window, how far people will genuinely walk in July, and where power and gas can reasonably reach.
The trees are protected, and they should be
Southlake takes tree preservation seriously, and mature protected trees on a lot carry real regulatory weight — removal or significant root-zone disturbance can trigger review and mitigation requirements.
We plan around that rather than through it. Footing locations get set to stay clear of critical root zones, and we would rather move a post four feet than take down a fifty-year-old post oak. Those trees are a large part of why the lot is worth what it is worth.
Where the craftsmanship actually shows
Southlake clients tend to look closely, and that suits how we build. An exposed king-post truss has nowhere to hide a sloppy cut. A vaulted cedar ceiling shows every seam. Rafter tails cut freehand instead of to a template are obvious from the chair underneath them.
This is the work we would rather be doing — where the budget allows the structure to be honest, and where the detail is the point rather than an upcharge.
