Where the money is best spent
When a lot is large, the temptation is to build large. We usually push the other direction: build the right size well rather than a bigger structure with thinner detail. A twenty-foot pavilion with a real exposed truss, a cedar ceiling and a proper stain will be worth more to you in ten years than thirty feet of plain rafters.
That is not us talking anybody out of scope. It is where we have seen people be happy versus where we have seen them wish they had done it differently.
Rolling south Tarrant terrain
Mansfield ground rolls, particularly out toward Walnut Creek and the southern edges where lots start pushing into acreage. Grade changes mean stepped footings and a real drainage plan, and on the larger properties there is often no utility infrastructure anywhere near where you want to build.
Running power and gas out to a structure a hundred feet from the house is completely doable and it is not free. We put it in the bid as its own line so you can decide whether the pavilion goes out at the treeline or closer in.
