Building behind a historic home
The neighborhoods around the downtown square include homes over a century old, and a fair number sit inside McKinney's historic district — which means an additional review layer for exterior work that is visible from the street.
It also means design restraint. A Victorian or early Craftsman house has a particular scale and rhythm, and a heavy modern pavilion behind it fights the house. Proportion, column detail and roof pitch all need to answer to the original architecture. We build to complement the house rather than compete with it, and we know what that review process asks for.
Stonebridge Ranch and the master-planned side
Stonebridge Ranch is one of the largest HOAs in Texas, and along with Craig Ranch, Tucker Hill and Trinity Falls it represents the other half of our McKinney work: newer homes, active architectural review, and clear written guidelines on materials, colors and setbacks.
These committees are not difficult to work with — they are simply exacting. A complete submittal with proper elevations, a scaled site plan and specified stain colors goes through cleanly. An incomplete one comes back and costs you a month.
The same Blackland clay as Plano
McKinney sits on the same expansive Blackland Prairie clay as the rest of Collin County, with the same seasonal swell-and-shrink cycle. Footings get drilled deep and sized for that soil, not for a rule of thumb.
On the older downtown lots we also watch for mature root systems. Drilling a pier through the structural roots of a hundred-year-old pecan is a good way to lose the pecan, and that tree is worth more to the property than the pergola is.
