Waterfront and near-lake building

Properties near Lake Grapevine bring their own considerations — sustained wind off open water, higher humidity, and on some parcels an additional permitting layer depending on proximity to Corps of Engineers land.

Wind is the practical one. An open pergola near the water takes real lateral load, and it needs bracing and hardware sized accordingly. We also default to composite decking and corrosion-rated stainless fasteners on anything close to the lake, because galvanized hardware in that environment starts weeping rust down your cedar within a few years.

Historic Main Street and the neighborhoods around it

The blocks near historic Main Street include genuinely old homes and a design review layer for visible exterior work. This is detail-driven building: column proportions, roof pitch and trim profiles all have to answer to a house that was built long before anybody was pouring a patio slab.

It is careful work and we like it. It is also worth knowing about before you commit to a design, because review adds time.

The thing nobody mentions: aircraft noise

Much of Grapevine sits under DFW approach paths, and it genuinely affects how an outdoor space feels. A structure with a solid ceiling and a wall or two on the right side measurably cuts perceived noise compared to an open pergola.

If your yard sits under a busy path, tell us. It changes what we recommend — a fully open pergola may not be the right answer, and a cabana with a solid ceiling and one closed side might be.
